Better calculate with 300k. Because with painter, flooring, heat pump, and underfloor heating alone, it's not done. Earthworks, utility connections, other incidental costs. That adds up quite a bit. And that is still just basic standard. There are no electric shutters or controlled residential ventilation included. But I agree with the others. Better such a house than always living in a rental apartment.

Are roller shutters included as standard with Town & Country? I have a vague memory that something was offered as an extra with us.

Then I'll throw the Town & Country Flair 130 into the ring. The roller shutters are already included as well as the underfloor heating. Have the brick cladding removed for a credit and add the heat pump as an upgrade.

There is also more space than the 108 sqm bungalow. I entered Heidelberg as the city in BW to get a price of 268K.

Then I'll add the Edition clever 138+ for €308,000 (I've now also used Heidelberg). That is then the T and C energy-saving house, but unfortunately only with shutters on the ground floor and not even electric ones. But with an air-to-water heat pump and underfloor heating throughout the entire house. Nowadays, that is necessary if you don't want to spend thousands of euros on gas. However, it also includes a fresh air automatic system, which in my opinion can be omitted with a tight budget. I would replace that with electric shutters throughout the whole house and negotiate a few extras. Because here you can quickly see that the T and C can become very expensive if you want energy efficiency. If you add another €20,000, you are already at the Viebrockhaus V1. And that is a whole different league. Or you go to a regional construction company. They usually build at Viebrockhaus level but at a more affordable price. Just as a tip

I find it totally crazy how many people here would upgrade to electric roller shutters.
We didn’t have any roller shutters at all in our rental apartment and in our rental house.
We simply see having roller shutters as a big step forward. In our new development, half of the people I know don’t have electric roller shutters, and 2 families even have shutters only on selected windows.

Outside our new development area, some houses were also built with radiators. There was no option to upgrade to underfloor heating there either.

And those are good, new houses. Most of the people in older houses also live without underfloor heating.

For me, all of this is no longer standard but upscale.

Apart from that, we think underfloor heating is a step backwards. Before, a room could be warmed up quickly and cool nicely again in the evening. Now we have to use electric heater fans to get it warm fast.
Also, before we used to sit so nicely warm on the sofa by the radiator and dry/warm clothes on it. That’s no longer possible either.

We thought long about getting an electric roller shutter, but now it’s only on the large window on the ground floor.
And that’s driving me crazy.
If my wife opens it in the morning, I’m awake upstairs. So now my wife has to sit in the dark until she has to leave the house.
You can open manual roller shutters much more quietly if you are careful.
But that probably depends a lot on how many roller shutters you actually close. We hardly use the shutters at all; we prefer to look outside.
