Since I am a layman myself and do not have the time to tender and control all trades, I would like to commission a general contractor (including architect services) and additionally hire an inspector paid by me to approve the construction progress. What do you think about that?

However, I am the bad guy first; unfortunately as so often. For 202 sqm/LS basemented (usable basement) you have to spend at least EUR 308,000; as a KfW 70 efficiency house. And then we are not even talking about including public connections or gimmicks such as a fireplace or a rainwater cistern!
Does anyone here perhaps know professionally good and above all financially strong general contractors in the Rhine-Main area?
Yes, I do. But not at the conditions mentioned above; your ideas cost slightly more.
