I believe he can search as much as he wants and also remove trades as he likes. With that budget, a house with 200 sqm + 2.7m ceiling + turret bay + basement + double garage + third bathroom, etc., etc., etc. is simply not feasible. And if a provider can actually do it, then I am 100% sure it will go wrong. A total budget of 275,000 and the above specifications simply don’t match in my opinion. No amount of calculation or negotiation will help. The only way is to drastically lower the requirements. Or wait and keep saving. That’s the only way it will work. 130-140 sqm without a basement but with the double garage I consider realistic. But then without the bay window, without the high ceilings, etc.

For me it's max. 202 sqm/LS. The provider probably counted the basement anteroom as well.


With a sloped site, hardly any disposal should be necessary!


KfW 55 cannot be achieved *only* through the exterior wall.


What nonsense. Even if aerated concrete is uncritical in a material mix, then at least consistently also on the ground floor.


That reads like the "who is who" of cheap providers. Never ever ...

However, I am the bad guy first; unfortunately as so often. For 202 sqm/LS basemented (usable basement) you have to spend at least EUR 308,000; as a KfW 70 efficiency house. And then we are not even talking about including public connections or gimmicks such as a fireplace or a rainwater cistern!


Yes, I do. But not at the conditions mentioned above; your ideas cost slightly more.

I don't think so. Probably the original poster rounded. Googled briefly, it looks to me like an Edition 455 with the key data... 200.62 sqm on ground floor and upper floor (9.02 x 13.52) with turret and other features.

If you search for houses at V..brock over €350,000, this house shows up, of course then the costs for the basement and special equipment + ancillary construction costs are added. So €500,000?
Of course without fireplace, shutters, chimney, underfloor heating, and lighting. (but maybe underfloor heating is included in Kfw55) And without double garage and floor coverings. Those come extra. So somehow double the budget you have available.
If you have the same house built by someone else, it will probably be cheaper... but not half.

@ypg: True, we chose the floor plan ourselves. What do you see as the main cost drivers? I don't want to build the house with Viebrockhaus. We just really like the floor plan and would also build with another competent provider. It's just hard to find one.... You say other providers could build the house with similar features at a lower price. Can you give me a realistic range or point out where it makes sense to save costs? Thanks.
