Questions about a possible plot!

So I have now expressed purchase interest to the broker, with the note that I do not need financing approval but can pay directly from equity. The broker did not care at all, he will pass it on to the owner but he does not want to draft a purchase contract right away; he wants to wait at least another week for other interested parties.... I fear that others will offer more again and the price spiral will turn upwards....

Argh, that sucks...

The purchase with full equity has already been discussed with a financial advisor, it is the most sensible method. I have no idea about the horticultural design yet, I will do that once I know that I am getting the plot and a subsequent building application is approved. I really hope to get the plot.... it would be a severe setback if not.

Yes, because first of all not all of the equity is used for that, secondly the land is taken into account in a subsequent financing, and thirdly I very well know what I am still willing to finance at most afterwards. And the house is then planned for the sum of the maximum financing and the remaining equity. I don't know what is supposed to be so different about that. Everyone who builds has a maximum possible capital (equity + financing) and builds accordingly.
