So...

Window planning of course not finished yet. Two full floors and the roof will be a hip roof with a 25 degree pitch on top.

If the walk-in closet is removed, a large 3,xx-meter closet could be built there instead and the smaller children's room could be made a bit bigger. But despite the corner shape, I think 17 sqm is not too small.

Between the bathroom and the children's room there would still be space for a storage room, possibly a storage room with washer and dryer. Useful? Necessary? Size? The supply line to the utility room would in any case be short from there.

With two such oversized children's rooms, I would rather plan a children's bathroom. Access to the master bathroom only through the bedroom. So redesign again.

... or just go to the architect and do it properly... (have you ever counted which draft this is for you?)

Hmm .. the kitchen is getting smaller and smaller, strange dimensions of 85 cm in the kitchen corner at the top right. And then a seating counter with a depth of 40 cm? Where is the sink, cooktop? There is hardly any workspace left. The way from the kitchen towards the terrace access is a slalom.

Bedroom on the upper floor .. 53 cm deep closet, but the 80 cm passage to the bed will not work in a room with a raw dimension of 332 cm width. Because a bed with a 200 cm long mattress should be planned with 210 cm.
And the closet area with 113 cm depth .. in that case you should rather leave out the wall. That will not work.

The staircase has a running length of approx. 370 cm .. the story height should not be too high then. A tread depth of approx. 26.75 cm results in max. 14 steps.

The children's room with the corner .. such a niche is actually predestined for a recessed comforter, but the typical 140 cm youth bed does not quite fit there.

Woman says: I don't clean 3 bathrooms. And I also see no point in an additional bathroom. On the other hand, I find the children's rooms just right at the moment; I was rather worried that the smaller one might be too small. Of course, toddlers spend little time in their rooms, but over time you need the space next to the bed and various cabinets for a really large desk (besides written homework, a PC is no longer imaginable in a child's room from a certain age – so definitely a desk at least 200 cm so that both fit plus a reading lamp, some documents), eventually also their own TV, their own couch, and space for possible hobbies (violin, punching bag, bookshelf, easel, etc.). My sister had something like a small round dining table in her room, so she could have coffee parties with friends in her room. Whatever kids want...

Oh yes, and my sister also had really tons of plants. In a 25 sqm children's room, you can really spread out. I had a little more and wouldn't say a lot of space was wasted. I could also invite a dozen friends and not just be two or three in the room. What almost never happened was standing in front of a locked bathroom. And in this exceptional case, there was the guest toilet for urgent problems.

Therefore: The children's rooms are by no means too big; we are more worried whether they are too small for a child from 11/12 years old, but I think 17 and 19 sqm still fit well. We do not want a third sanitary room. Now the rooms are really planned where they are planned, i.e. also the office/fitness thing on the ground floor. And upstairs there should be 2 children's rooms, 1 bedroom, 1 bathroom and nothing else. The bedroom should be as large as necessary, the bathroom not too small, and the rest as fairly distributed as possible between the 2 children's rooms. Optional, as said, therefore the question, a storage room or storage/laundry room.

The kitchen should be as large as necessary and as small as possible. As I said, a functional space for food preparation and not a living space. The 85 cm result from the sacredly demanded 320 cm for the dining area. I haven't fully decided what should go there yet, but I notice that side-by-side refrigerators are about 89-91 cm wide. So we will probably adjust that spot to almost exactly this measurement plus a 5-10 cm margin and then the fridge will go there. And probably just an open passageway instead of a door, the living room is also open to the hallway, so I don't need to do that there.

The table is shown as an example in case there is a visit. Of course, we will not permanently leave 8 chairs around there.

That is the standard dimension in my program. Certainly, more can be done. The exact kitchen planning will be done by the kitchen studio anyway.

Workspace is initially the countertop. Don't ask me why, but my wife has depicted a striking feature of a counter that one can work there sitting down and, say, peel and prepare salad. I hardly believe any of us will ever sit there and drink coffee. It is more of a visual room divider gimmick and also workspace. The bar stool will then, of course, also move to the other side depending on need.

As I said, we don't have the exact kitchen plan yet, but a U-shape with 320x180 without fridge and without window in this area should offer quite a bit.

That wouldn't be a problem now, but as I said, the table is shown for a large family visit. Normally rather 4 chairs and if friends are here, we always sit on the couch (we already have a similarly sized couch as shown, unfortunately exactly reversed).

Okay, another 16-18 cm will be added.

I will check that. Yes, probably.

I read on the internet tread depth 23 cm is okay, 26 cm good and what I took was 26 cm and as many steps as suggested by the stair builder’s website. Of course the stair has still potential for extension at top and bottom and will be chosen rather comfortable in any case. So it might also be 380, 390, ... detailed planning by GÜ.

A desk could also go there facing the window and outside. The window only needs to be opened once a year for cleaning. We will install some kind of ventilation, whether central or decentralized, and therefore I want at least one openable window per room, but no more is necessary. Or it will be a hobby area like an easel or reading corner with a view of the garden or a chair and violin or whatever the hobby will be...

Here are new drawings again with the changes...

The bed is now just an example. It could also be a desk facing the garden (window then not openable, but there is at least one other window). Or, depending on the hobby, a reading corner, a seat with a violin, a punching bag, an easel, etc...
