12/13 sqm are fine if they are well laid out. Maybe in the hallway, for example, communal cupboards can be made as built-in wardrobes, storing consoles, games, and sports equipment, which relieves the children's rooms. A PC desk can also be well integrated at the end of a hallway, so the kids have more play space in the room, and later there is still room for an armchair. If the children's rooms are next to each other, the partition wall can be well used for built-in wardrobes for each room. This then offers more spaciousness in the room. More than 15 sqm furnished with unorthodox wardrobes. Bedroom: good planning ensures sqm savings. Width at least 3.80 is sufficient, depth 3.20 plus dressing area. This must be looked at in the design.

Children's rooms 2 x 14 sqm
Bedroom 12 sqm + 7 sqm dressing room
House total 136 sqm living area plus basement.

The children's rooms currently already look sufficiently large in the shell construction. As toddlers, they have space to play (theoretically) and later there is enough space for a desk, a large bed, etc.

Children's room 2x 17sqm
Bedroom 15sqm + 10sqm dressing room
approx. 240sqm living area

I grew up in a 12sqm children's room, which eventually became really too small for me as a teenager. With a 1.40m bed, desk, chair, wardrobe, TV rack, bookshelf and so on, there is not much space left...

Hi Phil
240 sqm living space in the new building, that's generous [emoji4][emoji106] how many people are you?

Interesting how differently big things are built.

For us, 140 sqm is ideal.
We are also thinking about old age and then we will be two again. That's why everything is being built on one level and age-appropriate.

Well, 240m2 and then only 17m2? At least are there 5 rooms then?
