Oh no, he actually wants to earn something! One more reason to make him do something for it. He doesn’t do it for free just because you show him everything in advance.

Also say goodbye to sending the exact same request to three (or ten) GU/GÜ and then getting comparable offers.

You’re not buying a mass-produced off-the-shelf product with a single-family house where you only set the basic conditions and thus get comparable quality and can decide solely based on price.

Talk to someone who knows about this and who tries to find out what you need in a personal conversation. Within two or three appointments you should get much further than would ever be possible in a forum.

No, not necessarily. As a layperson, you go to someone who knows their stuff and tell them your space program. They then advise you regarding costs, space usage, and possibilities.

You of course choose a builder also within your own price range, but the most important thing is trust in quality.

Honestly: if you give me an order, either in my full-time job or my freelance work, and come to me with 100% predetermined specifications, you definitely won’t get my empirical knowledge, my brain, or my passion-driven ideas, which are of course included in the price. In almost every job, advice is part of the philosophy of the (good) entrepreneur... if it’s not wanted, you just put on blinders. Quick money doesn’t stink, after all.

You yourself are currently getting lost in the simplicity of the layperson. That happens to many amateur builders who want to piece their house together themselves. In the end, they end up with the builder who sets their line. Unfortunately, you waste too much time as a layperson with this and that... Or have you ever received a bullseye answer to your contradictory questions?

By the way, I notice that you embed your answers in your questions yourself. A rhetorically bad basis for meaningful answers.

I am a friend of chaos and certainly had my own phase of finding my way. I advise you to structure your house construction a bit. No one forbids you from having thoughts and ideas. I don’t think any general contractor is rubbing their hands when a clueless customer comes – I think they rather furrow their brow because they know that the potential customer probably has 12 more general contractors to compare before making a decision.

Still, please for my understanding, once again:

1. What is your budget for the house?
2. Do you have a plot of land? If yes, what are you even allowed to build on it?
3. What are your requirements?
4. What concept – whether one you invented yourself or developed with the help of a general contractor or architect – fulfills your requirements -> This includes the basement, the attic, the heating system and its position in the house.
...
549. What kind of carport do you want to design
550. Should it have a stylish bicycle rack

P.S.: I advise you against wanting to carry your garden furniture up to the attic... Better build a garden shed.
