I'm well over 600 k€ again :D and probably don't even have the garden or a garage

Depends on the price of the land. We are paying a total (2020 prices) of just under €550,000. But the land was a bargain at about €57,000 for 1,462 sqm. Then there were about €27,000 for the conversion, €25,000 for the outdoor facilities, €16,200 for the photovoltaic system. For the house including additional construction costs, €425,000 are due for the upscale standard (140 sqm bungalow + 12 sqm covered terrace, fireplace, controlled residential ventilation, geothermal heat pump with surface collectors, increased ceiling height, etc.) and ready to move in (we just move in).

We live here in NRW, 49477.. rather city. The plots are actually very expensive here, we now have a plot of 830 m2 for about 130,000 euros (partial development) in prospect. I haven’t seen anything like that in the last 2 years, here you usually pay double for around 500 m2. That’s why we actually thought the plot would be worth its weight in gold, but we don’t want to spend over 650,000 euros for house construction and the plot.

Then you are only 25 km away.

Think about how long you spend researching a small thing like a TV or a mobile phone. And then multiply that for the life decision of building a house.

Look at show homes, talk to architects, etc. Due to the crazy price situation, it will minimally end up over 500k. If there is interest and the finances fit (interest rate increases in recent months have been drastic!), continue searching, reading up, meeting with companies....

There are supposed to be people with 100k of their own investment...
Then you get your 600k house set up for 500k.

I don't really see that with you (without knowing any background, I'm just guessing).

Start with your own calculation.
Land costs.
Big first question mark for you: partially developed --> call the city, inquire about development costs (there must be reasons for the cheap land).

Then go point by point as in the example table from Pinkiponk.

Maybe in between, schedule an appointment with your house bank to see what your credit limit with them would be.
