Thank you very much! That really helped a lot and shows many hidden costs that you didn’t even have in the back of your mind. Many thanks!
If you add it all up, you only get about ~245,000 euros. That can’t be everything for the complete turnkey house including the plot, or am I stupid? :D
I’m glad if I could help. :)
I left out the house price because, as I understand it, you didn’t ask for it in your initial thread. A comparison is probably difficult to impossible, so that number won’t help further. The "turnkey" house costs 343,092 euros. Since we got hit "midway" by a price increase of 40,000 euros, partly self-inflicted, we had to give up many wishes and also some things that are now considered standard. The most painful ones were the story height increase and the gas fireplace stove. We had to exclude shutters from the beginning because they would have cost at least 40,000 euros (we apparently have more windows and larger windows on the ground floor than average). Due to the price increase, we also left out the window casings, which would have cost 50.00 euros per running meter. We might realize shutters and casings later. We were positively surprised by the relatively low price for a plastered garage, in which we can now even store our caravan. (It is the only caravan on the market that fits in terms of height into a "standard garage".) The house and the above-mentioned additional construction costs have been/will be paid. We are paying off the plot with a current monthly installment of 400 euros. The loan contract is still running until the end of September 2024.
Nothing else comes to mind right now, so feel free to keep asking for details if it helps you. :)
As many other posts show: by now it is more the rule than the exception to end up over 600k.
Not necessarily. We could have gotten a nice little house much cheaper, but I absolutely wanted as many windows as possible and (almost) all floor-to-ceiling on the ground floor. For me, there are still too few windows.
It doesn't have to be an architect’s house for everyone or a hexagonal bathtub like Pinki (have to Google such a bathtub ;)).
Well... after Googling research a hexagonal tub is not necessarily extravagant :) a nice corner solution.
That’s true. For various reasons, the bathtub had to go in the corner, so we chose the relatively cheapest, least space-"wasting" solution. Also, my husband is somewhat taller, so the tub was made bigger. :) Apart from that, I find polygonal bathtubs a bit "tacky" (they have something like a 70s S.....r club vibe), but my husband wanted it. I wouldn’t have bought it.
... the structural engineer costs were extra....
That was a structural engineer-architect office affiliated with the house building company; we got those services for a special price, or they were added in and then taken out again. Maybe it has professional (ethical?) reasons.
Yes, I know, it really isn’t feasible. ...
Everything sucks, but thanks to you all anyway!
Please don’t get discouraged so quickly. If it were up to the forum, almost no one in Germany could build a house.
Now I regret my post; I wanted to motivate you. Get fully informed first. Buying the plot is a good first step; after that, you’ll see what’s next.
I repeat: It is way too early to give up already.
My suggestion: Buy the plot, look around for houses, and then present your ideas here. We can then tell you what is missing in the construction specification and what costs will still come your way. There was once a prefab house website on the internet where you could filter pretty well and see the starting prices. Please stay with the topic. The rental apartment market will not relax noticeably.
