Ok;
150,000€ plot
380,000€ house (prefabricated house)
30,000€ base slab
20,000€ upgrades
40,000€ incidental building costs (actually from 25,000 to 60,000€ depending on the ground)
20,000€ most important outdoor facilities
10,000€ carport with storage room (with EL)
20,000€ painting and floor coverings (in EL)
Total:
670,000€
(And before one of my stalkers complains again here, it can be cheaper… yes, but for a calculative house number one plans conservatively. And the user wants to know these numbers.

That’s not so easy: with 4,500€ and no equity you won’t get financing for 700,000€
A rent can also break away

yes I know, it is really not feasible.
there would be no building obligation on the property, as I said we have an appointment with the broker and the owner. but I think the whole thing can be safely forgotten.
as I said, I still have an outstanding debt of ~50,000 euros on my condominium, of course you could sell it (current value 320,000 euros). then you would have to borrow 330,000 or more but I also still have to live here and cannot sell immediately until one should move.

BUT the residual value reads differently further up.
With equity of 270,000€, it looks pretty smooth again. That easily gets you a loan and you'd still have enough to live on. I'll simply assume a middle age now, where the salary will increase somewhat in the next few years. And what about child planning?
Get information about the plot, strike while the iron is hot, and start planning :)

30 years.. children not planned for now.. my head is already exploding, it's just hard to imagine if it's doable. I would also rather not sell the apartment, prefer to rent it out but in that case you probably wouldn't get that amount from the bank to build a little house

There are many who sell their apartment beforehand and secure a right of residence for, for example, 1 year. The problem is relatively solvable and then your equity position is actually not that bad.
The other question is whether it really has to be 150 sqm or if 130 sqm would also be sufficient. There you already have savings potential again.

Renting out is currently not a good business. Even if the apartment were debt-free and could serve as collateral for the property... you simply cannot achieve the rents you need on the market. Even if no rent control hurdles would get in your way.

That's what people always say at the beginning.
Aside from the fact that you probably won't get a penny without equity, you simply aren't Croesus to own 2 properties. You have to look at it neutrally for yourself.
And then you find yourselves a solid BU nearby, who also trusts you with EL ;)
