So, now that the question of standards has been clarified, I would like to neutrally state that although the building application took a while for me and there were 9 weeks between the building permit and the start of construction, which is one week more than contractually guaranteed, the foundation slab was poured on 22nd / 23rd December. After that, there was a pause for now, which was no surprise because of Christmas. Today at noon the bricks were delivered, so I think it will continue soon. Well, at least as soon as the weather allows it again, as we have had quite a lot of snow here recently.

So, until the start it was a bit drawn out and maybe it could have begun 2 weeks earlier, but all in all we are satisfied so far and actually have no complaints. So we cannot contribute to the horror stories here.

I was always nice, and I also wish you success with the DM.

Regardless, I recommend having the construction contract with the payment terms reviewed by an experienced lawyer. I have template letters that clearly state that the client makes advance payments and that this is not in accordance with the Construction Code.

All my clients made advance payments and deeply regret it afterwards, empty promises, postponements—the customers (clients) were only supplicants and not, as it should be, KINGS!

if I read and understand correctly, a market gap has indeed opened up here!

if so many misunderstandings and deceptions occur between home builders and sellers, it would be worth a nice amount of money to get help from a consultant/agent in order to save thousands of francs...

I don't understand something here right now. You were supposedly a salesperson at DM, right? So you mediated the contracts the entire time and now that you are no longer at DM, you suddenly realize that all the contracts are bad and you are calling on the customers to break their contracts. When exactly did you realize that the payment plans were bad? Before or after you brought customers into misery? And why should they cancel now? So that they are free to enter into new contracts with you?

First you mediate, who knows for how long, the contracts to your customers, then you fall out with the company and suddenly the contracts have always been bad and the customers should cancel? How can you just turn your colors like that? I maintain, I have no sympathy for people with so little backbone. You just want to make a profit for yourself here.

Mmh, why should I do that now? First of all, I know my contract exactly and am satisfied with it. We looked at many companies beforehand and the payment plans are almost identical in most cases. They are almost the same, and if a company has different payment plans, they are usually much more expensive. At least that was our experience. Besides, I am satisfied so far and my construction site is running, so why should I stir up trouble now? If I make a contract that I have also looked at and negotiated for months, then I stand by it.

Payment Terms

So we only pay after completion of a construction phase. So far, this has worked well. However, communication with DM is abysmal. In Gera, you almost never get anyone on the phone and most of the time you are simply hung up on. Additionally, they do not adhere to appointment agreements. I always had to remind them. But otherwise, everything is going according to plan for us. As I said, I am now very unsettled due to the information here in the forum.
