From 0 to 100 in 3 years realistic? | Building obligation

Hello everyone,
we are in a similar situation as you, also very young (26) and want to build a house.
We planned to build about 160QM2 with a basement.
The price for everything including the land (110,000), house, garage, kitchen, and furniture was then around 900,000.
Now we are also at the point to see where we can cut costs to make the house a little cheaper.
We also earn 6000€ net per month and have already been able to save quite a bit over the past years (150,000€).

I think it is possible for you to save a lot, but I believe that in 1.5 years your house will cost rather 1,000k than the 750k.

Negative market development in this example would then only refer to single-family houses with 150m² and more, with the consequence that all families move into small apartments because they can no longer afford the mortgage, and thus rents increase? What time frames are we talking about until such developments take place or have spread to all markets? Because in the next step, rents for large houses would have to fall again accordingly due to pressure on market prices... But are we talking about months or almost decades by now?

Basically, personal misfortunes have relatively little influence on a market situation, one may demonstrate certain correlations... One should be able to bridge a certain period with a buffer, I agree with you on that. Everyone has to draw the line for themselves: one can manage long-term with one income and 2 children, another flies twice instead of four times on vacation, another only buys yes-products to keep the house. Another sells the big house he has enjoyed for years and moves into an apartment (as a bridge?) or a smaller house. How severe the misfortunes have to be for scenario x is then individually tailored; "accident with main earner requiring care" also needs to be insured? However, I want to break away from the credo "Build for life."

Whether it then has to be 160+ basement or the budget allows it is another matter ;)

I tend to see IT as a secure industry. The demand for software, maintenance, and quality assurance will absolutely continue to rise in the coming time, considering demand and innovation, etc. With the right qualifications, you can make a good living if you put in some effort, like in any area of life. You can be pessimistic about many things, but you really don’t have to be about this industry now.

Something completely different: What actually happens if you buy a piece of land and don’t (timely) fulfill the building obligation? Let’s say... you buy it, and after 3 years only the foundation slab has been poured? Do you have to pay a fine? Return it? Get a nasty letter from the authorities? As I have experienced Germany, usually nothing happens. Because there is some lack of automatism somewhere that monitors such things and gives feedback to a responsible person that something legally required has not happened. Which brings us back to IT and the demand. And so the circle closes.

It depends on the region. Here, the municipalities enforce this rigorously. But it’s also because prices around the Bavarian lakes are among the highest in the whole country, and the municipalities are slowly trying to prevent the children of locals from being completely driven away.

What does "enforce" mean in this case? So what happens in case of a violation?
