It doesn't have to be. You have to insure it separately, either privately or voluntarily under statutory insurance, both are possible. (About €150, which then "missing" per month).

I think it's great that you are pursuing your plans so determinedly and are also willing to accept restrictions for it. Your salaries are fine, and I think you should have a financing discussion with the bank as soon as possible. Regarding "Keller + gehobener Standard" you can possibly still reduce or add a little. We had to do that too and will still live very well with it.

To me, it sounds like a house would be fun for you, and I advise everyone, even if that's a bit unimaginative, to get going now. As probably already known, experts and laypeople believe that interest rates will rise, regulations for private single-family house construction will become stricter (and thus more expensive), higher costs will arise in various places with the increase of the minimum wage, etc. (If you ever change your mind or another property then seems more suitable, you just sell it again; Plan E. )

Thanks in advance for the numerous feedback.

Briefly about our expenses and why they are so low using the example of groceries: We have been cooking with HelloFresh for a year. 5 meals a week cost 240€ per month. This way, you don’t have to worry about shopping and still have super balanced meals every day. Dinner (bread and such) generally doesn’t matter much. So we spend less money on groceries than a year ago and still eat healthier. We just consume much more consciously. Nevertheless, we do not skip new shoes several times a year, new clothes, or the latest technology (rather my vice), thanks to Metzinger Outlet :D

We also do not forego vacations thanks to the unlisted variable incomes such as reimbursements from the private health insurance (6 months’ contributions) and my part-time income (10,000€ p.a.). Whether we end up really saving 4,300€ or 3,500€ on average, I think this difference does not matter much in such a short period.

Topic private health insurance: Yes, I am aware of the costs later with children. However, the topic is often exaggerated and portrayed extremely negatively. In my opinion, one should not save on health. Still, there is always the option to switch to basic insurance in old age if you can no longer afford private insurance.

Regarding the location: The town is not quite close to Stuttgart but 120 km further away in a small town (30,000 inhabitants). Hence, the price of 175€ per square meter.

On construction costs: We also roughly calculated 3,000€ per square meter, which I think is reasonable in Baden-Württemberg and with current prices. I prefer to calculate too expensive rather than too cheap; at least that’s what many posts in the forum have shown me.

Sorry if I’m being a downer now, but I don’t see how €750,000 is easy to finance when there are children involved. We have almost the same net income, had a toddler at the time of purchase, and with equity of €60,000 the banks wouldn’t go beyond €500,000. That was 5 years ago.
