From 0 to 100 in 3 years realistic? | Building obligation

I am completely on your side when it comes to truly unnecessary luxury, and obviously we have to save there too. In the coming weeks, besides first (real) talks with a financier, we also want to visit some prefab house exhibitions nearby to get a better feeling for what really makes sense and what the companies charge. Personally, I prefer to calculate down from the €750,000 cost rather than having to add more on.

That is clear and also reasonable. However, your wishes don't really match the price, even in theory. A house of 130m2 is perfectly usable for a family with 2 children. Then you have to use the storage space properly, but it works without any problems. You want approximately 200m2. That is already a big difference. Not only in price but also in expectations.

Where exactly do you want to build?
The fact that your girlfriend would have to change jobs when you move into the house doesn’t exactly make financing easier. The probation period is not looked upon favorably by some banks. Also, the question is whether she will then earn at least as much as she does now from the beginning.
Therefore, it might make more sense for you to move earlier to the place where you want to build. Then your girlfriend can change jobs and by the time you build, she will have a secure position there and the probation period will be over.

Currently you don’t have a car. But can you manage without a car where you want to build?

If I were you, I would wait a little longer. Save good equity and in a few years see what is possible.
Maybe also take a look at existing houses.

My wife and I have roughly the same income as you and no children yet. We bought an existing house in 2020.
And I am really glad that we only had to finance €340k and have a monthly payment of €1200.
We currently live carefree. We also save a good amount monthly. If children come, it should still be manageable to live well.
A financing of €600k would really be too much for me.

I would have rather expected 160 sqm instead of 200 sqm. I wouldn’t know what to really do with 200 sqm. Here too, we should perhaps really look at corresponding houses to get a feeling for which area we would need to feel comfortable. We are used to having a lot of space from our parents’ houses and both roughly have the targeted 160 sqm living space as well as a large garden. Are the estimated 3,000€ per square meter in BaWü really set too high?

Actually, that is planned accordingly. We would move into a suitable apartment as soon as the financing is finalized. My mother works in the same hospital, so we can estimate the salary.

Regarding the car: Of course, one will be needed again in the future. Currently, it is more of a stationary object than a vehicle in Stuttgart, which is why I parted with it.

I would have said that with smart home etc... in 2 years in BaWü that will not be sufficient...
