Thank you very much in advance for the many responses.
Construction expert, very many and good infos - thank you!
One thing is certain - either way additional costs will come up for you, because an acoustic separation upwards (from the basement perspective) or next door (from the extension) certainly does not come cheap either. I think it will not be manageable with egg cartons, like we used to do.
...oh yes, the legend of the egg cartons Apart from the fact that they enrich the room with wonderful scents (rancid soft cardboard with yolk residues) they are unfortunately completely worthless But of course it is perfectly clear that the acoustic treatment will incur costs. Precisely for this reason I am considering very carefully whether a basement or an extension is cheaper to realize. For the studio I will probably consider a room-in-room solution, which will easily cost between 500-750 EUR per sqm (DIY, otherwise sometimes even 1000-1500 EUR per sqm...).
I would - as a cohabitant - certainly not tolerate the recording studio in the house; I know how loud it gets and how often doors open and close once the sheet music junkies get going. Cola eventually finds its way outside
Well, I think it’s a question of how natural that is for someone. I grew up in a family of musicians, music was always made in our house, my mother had a music store, etc etc... for me and my wife that is completely natural. But it is not intended to be used for 8 hours a day either
It is difficult to answer your questions because I lack prices for gravel in HB. I would therefore recommend that you have your architect do some calculations; I would then gladly adjust the cost estimate - excluding soil replacement - to realistically expected values
Thank you for the offer, I will gladly come back to that
Your calculation sounds very realistic anyway... and about 60,000 EUR would really be insanely much. Are the 42,000 EUR you estimated for the ground-level extension with a simple gable roof already including insulation and interior finishing (of course without the acoustic treatment)?
Especially in a wooden house it might not be a bad idea if the washing machine also has its own room in the basement.
...that’s a good point. Although - if there is an extension, it would also house a utility room and storage room, so that would then also be covered.
So have a soil report done and estimate how much a basement (more) costs. And decide if a normal room is enough. I would suspect that it gets really expensive if the basement ceiling has to be made especially thick.
The soil expert has already been here, roughly summarized the results were:
- Humus up to about 1.75m
- then sand
- Groundwater starts at about 3.50m
He said that at least under the building structure the humus would need to be removed. Therefore a basement could make sense, since the ground has to be excavated anyway and otherwise would have to be refilled with sand. Groundwater is no problem, he said that the basement would be sealed with a “white tank” and this is standard for basement construction in this region anyway. I personally always found the alternative with the extension much more attractive and thought it could tend to be too expensive. But judging by the figures from the construction expert, I am definitely reconsidering it
Thanks!
