Hmm, there was another design with a spiral staircase; should I show that again? Straight with a landing also takes up a lot of space, so rather not an option. Unfortunately, not everything can be solved completely satisfactorily; with the exterior dimensions, compromises must definitely be made. In principle, any staircase except the classic townhouse staircase is okay. One could initially omit the glass doors and see if an open living area works. By dressing room, do you mean wardrobe? On the ground floor, side entrance. The attic was planned that way by the architect; I thought that would be okay... I put a lot of effort into stacking the bathrooms, but of course that goes out the window if I swap the bathroom and utility room as in the most recently shown plans. We definitely want the window on the left side of the plan; that is the best view.

Yes, correct guess. But keep in mind the massive price increases that have occurred just in the last few months. It has simply become crazy.

The draftsman has neatly drawn your draft and tried to cover up the biggest mistakes. Otherwise, he didn’t think further. He has your wishes – no matter how bad they are, they will be sold to you first. Draftsmen do not advise.

For 550K you want to see a step in the ceiling in a new building? Resale value drops immediately by 40K. Yes, there the architect (if he can even call himself that) “boxed in” the blunder with kitchen cabinets. Actually, an outrage.

Some details are crucial for function. Things like doors, walkways, minimum dimensions, stairs, lines etc. cannot be squeezed in at the last minute somehow. That will be rubbish.

The room is too tiny to be useful. Either leave it out or make it bigger.

You mean now top left in the kitchen? Could this be in a separate room – something like a reading or crafting room?

In kitchens it’s primarily about sensible work arrangement. For that there are specialists like Kerstin or even better a dedicated forum. I’m no kitchen expert, but even I see that is terribly impractical.

This whole table-chair-door issue creates a big muddle. First: which way do the doors open? When they’re open, how much space is left? For tables, chairs etc. there are certain standard dimensions that should not be undercut. For example, a table is often 90cm deep, with chairs to sit comfortably one takes about 3.50m depth. Doors or walkways should not open or cross into this area. Also, people don’t like to sit with their back directly to the wall. To stand up, you pull the chair back... You see, others have already put thought into this.

Yes, that always looks nice. But not with this staircase. Because then you crush whoever comes from the kitchen into the living room. Bam!

I already have one. But I have turned everything upside down – as always. I’m still drawing but in my head everything is done.

What is the roof pitch?

Roof pitch currently 45*, 50* possible, that's how it is with the neighbors.
No draftsman, architect without general contractor tie-in. The rest tomorrow.

Just a (standard) suggestion:




I would consider sacrificing space for a permanent staircase to the attic a waste of money. I have marked the 1.80m line (2m would be even narrower) – I hope I didn’t miscalculate. Please correct me if I did. But this strip really isn’t worth regularly going up there. Nobody does that. A normal dormer access is enough for the kids as well. Then they can set up the railway up there, next to the Christmas ornaments. Otherwise, in my opinion, it’s not worth it.

Okay, the washing machine only fits in the bathroom now and the guest bathroom on the upper floor is very narrow, but the balcony is the highlight, right? ;)
