I'll check the offer again, the rear wall is priced as a concrete WU wall, as far as I know.
However, a detailed structural analysis is almost certainly not available. We are waiting for the soil survey report, which was supposed to arrive last week. The floor slab is included in the offer.
Regarding the ceiling, it states: it will be installed as a concrete ceiling according to structural calculations. Nothing is stated about additional costs there (although it is mentioned elsewhere).

What I do not like at first glance is the distance from the bedroom to the bathroom for the 85-year-old. When I see how often my parents get up at night! The shower in the stairwell is also a bit strange. How does the drainage work there?

Yes, I understand, it's the same with my grandmother, of course, I just don't have a creative idea on how to solve it. But I will bring it up again. They specifically placed the bathrooms on top of each other in the planning. No idea about drainage, I just thought it was cool that the hallway is not unused. There is also a variant where the door and hallway are where the shower is and the shower is in a niche next to the bedroom wall. Then the hallway would be brighter too? The shower would be smaller, but I don't think that's a problem.

Check the reinforcement and concrete strength in the wall and floor.
With us, the structural engineer put in so much that the contractor got a bit loud. And that with soil class 5/6.
The ceiling was reinforced again. It was a large five-figure amount.
Then check what is declared as Bauseits and also the costs that are missing like construction electricity etc.
The price from the contractor sounds cheap for today's times.

If the doors are 1 meter wide, it should work quite well. Set up the bedroom (bed position) as it will really be later. I would move the door so that you can get to the bathroom from the bed without getting stuck on the kitchen.
Have the pre-wall installation at the toilet reinforced so that a handle can be attached.
I would plan a passage between your apartment and grandma's. She will need help more often, so the direct way in slippers is better. It can be locked later.

If the dining table in your area is 2.6 m long, the area might become a bit narrow for the one seat at the wall to the hallway.

I don't find the floor plan bad at first glance. I can already quite well imagine it. However, a few things would bother me. The situation at the staircase on the upper floor. In most cases, you first go to the living area when coming up from the basement. But then you have to squeeze past the glass wall through the door. The whole area there also remains poorly usable. Keyword: dressers, cabinets, pictures... In the entire living area, I would miss the available space. Exterior door HAR/utility room. Why is access from outside planned? With a bit of tinkering, it might be possible to reach it from corridor 1. Interior doors are much cheaper than exterior doors. As with the previous speakers, I don’t like the tunnel-like feel in the basement. This is not a nice apartment. The living room becomes a highway and when I come out of the shower, I have to go through the "dirty" entrance area. The floor plan has potential for better arrangements in the initial situation.
