So here are my dimensioned floor plans. I swapped the utility room and bathroom, which I also like, but furnishing the bedroom is difficult. I omitted an intermediate corridor because of accessibility. Maybe it could be added later. Or maybe place a room divider?

I would like the wall in the ground floor between the utility room and bathroom to be further to the right, but then furnishing the living area becomes more difficult again. I have currently used existing furniture as reference points.

The toilet looks so tiny. As if you are sitting in a cupboard. What are the internal dimensions of the space? OT: Which program do you use?

My suggestion to place it on the left outer wall was rejected by the architect, with the reasoning that the study would then be reduced to a storage room. The program is called Architouch 3D. I once paid 20€ for a month, and now I believe I can work on a project indefinitely.

According to the quote, 28,000, although we have not yet received the invoice. The comparative offer was 52,000€.

I really don’t want to be disrespectful, but I find the ensuite bathroom in the [Einliegerwohnung] very unfortunate.

What happens if the apartment is rented out differently in the future?
I would prefer a two-room apartment of this size with the toilet accessible from the hallway so that visitors don’t have to go through the bedroom.
Ideally, the bedroom should also be large enough to fit a double bed without major compromises.

I find the space in front of the stairs in the open area a bit wasted when I look at the size of the WC and the “room.”

Upstairs, I would personally give the children more space.
Make the bedroom smaller for that, but as is well known, opinions differ on that... ;)
