As always. You should never go to the architect with drafts. Then they stop thinking. We should pin that somewhere big at the top in the opening thread.

At first glance, it’s not that obvious, but the place is monstrous. The floor area (including walls) ground floor + upper floor is 261m². Or did I miscalculate?

Here’s a very classic approach with the same floor area just evenly distributed between upper and lower floors. It should be roughly cost-neutral compared to the original draft:







With this house shape, the upper floor is very flexible and there’s still some room for one thing or another on the ground floor as well. I’ve drawn the most expensive and flashy variant. So technology far away (could also be swapped with the office), huge walk-in closet and bathroom upstairs (it’s also possible to plan more modestly here and instead add a laundry room or so). If the laundry room were upstairs, there would be more space downstairs for a bigger kitchen, etc. So there’s still a lot that could be done here.

I just want to demonstrate what kind of space there would be in a standard draft.

Visually, my program can’t save this, but a place in classic style – that would be something, right?

Attached are the latest considerations:

- Red marking: = old
- Green marking = new

If the adjustments are technically feasible, the following advantages will be achieved:

- Living area oriented to the west
- Reduction of the hallway in favor of enlarging the living/dining area by approx. 4 sqm
- Outbuilding will be a large room with heating & technology as well as storage with a passage door to the outside. The outbuilding will be shortened in length and thereby widened
- Terrace with north/west orientation for afternoon and evening sun

The only disadvantage that would arise in my opinion is a reduction of the office space by approx. 1.5 sqm.
Additionally, it must be ensured that a door can still be installed in the office behind/under the stairs.

The following points may not be clearly visible graphically:

- Kitchen size remains the same (dashed green line as orientation)
- Dining area follows the kitchen
- Living area moves to the north/east

There should be no major problems with the furniture.
The placement of the sofa in the living area is still questionable.
Either sofa in the center of the room and TV at the current French door or office wall with TV opposite.

Glass elements would of course need to be relocated, but I trust the specialist here, also with regard to the symmetry with the upper floor.

Otherwise, we currently want to keep the upper floor as is.

The direct access to the house is still missing for me in this floor plan.
Likewise, the planned air space in the entrance area is also not included.
Is it possible to redesign this somehow?
