Okay, I see that an isolated consideration of the OG without knowing the overall project is not productive. Therefore, here again is the full program:

Price estimate according to architect/planner:



The building will not be a KFW house, it will be solid built from Ytong (very quiet area), the parts of the basement and ground floor in contact with the ground will be made of waterproof concrete.

Personal price limit for the house, including equipment: approx. 650k plus kitchen, lighting and some new furniture.

Preferred heating technology: unclear. In the building application we once wrote heat pump, the cost estimate is based on that, but since the subsidy no longer exists (unless you build a KFW)... possibly it will simply be an inexpensive gas heating... I am open to suggestions. I want to have talks with the heating engineer soon. Currently a decentralized ventilation system is planned, I am considering whether a central one would be better?

If you have to do without anything, which details/finishes
- Floor-to-ceiling windows in the bedroom and office
- Masonry fireplace

Why has the design turned out as it is now?
Overall, we are very satisfied with the work of the architect. The slope and the cardinal directions were very well utilized. The OG and the terrace offer a wide and very beautiful view. We also like the driveway including space for garbage cans very much.

The approval procedure is already running.

As always, the question is whether the furniture dimensions are real...... in a few spots it feels tight. I would take a closer look at the stove, dining, and living room to see if that will work for you. The dressing room in the bedroom definitely seems too small; perhaps with 20sqm, one could create a room with a closet, maybe a bit of space can be taken from the two children's rooms, that would still be sufficient. In any case, an interesting floor plan.

I quite like the floor plan. One question - although I might be completely wrong: The 20cm floor structure is always missing in the average floor height, right? 2.6m room height + 0.2m concrete ceiling + 0.2m floor structure add up to 3.0m floor height.

Thanks for the hint. The technical room can certainly be made a bit slimmer to enlarge the hallway a bit.

What do you mean by "coming up from the basement"? You simply walk towards the storage room on the ground floor; I hardly see any possibilities to improve that without shrinking the storage room.



Exactly that is the problem ;-) especially the living and dining area cause us some concerns. As already mentioned in the opening post, we would preferably separate the dining area from the living area. The question is whether this can be cleverly integrated into the kitchen area. Possibly remove the kitchen island or maybe plan a smaller U-shaped kitchen with a peninsula.



In the story height, only one ceiling per floor is taken into account. The floor structure is not drawn in, so the room height later results from 2.6 m minus the floor structure.

And has the building application already been submitted? The structural analysis is attached then as well, right? Even if your shifts are possible, it will actually be tight in the kitchen. The table will also be in the way. Without having pencil and paper available now, I see possibilities either if the staircase is moved to the left side of the plan, which affects the lower floors, or stretching the kitchen upwards in the plan, pantry where the guest WC is currently, and moving the rest as well, so that the living area gives up some space. So a rotation counterclockwise.

Look here: with the chimney flue and the doors you have to compromise... and the WC window also additionally, something like that
