At first glance, it’s not really noticeable, but the place is monstrous. The floor area (including walls) of the ground floor + upper floor is 261m². Or did I miscalculate?

Here is a very classic approach with the same floor area, just evenly distributed between top and bottom. This should be roughly cost-neutral compared to the original design:

With this house shape, the upper floor is very flexible and there is still some room on the ground floor as well.
I once sketched the most expensive and flashy variant. So, technology far away (could also be swapped with the office), huge dressing room and bathroom on the upper floor (here you could also plan more modestly and instead have a laundry room or something). If the laundry room were upstairs, there would be more space downstairs for a bigger kitchen etc. So there’s still a lot that could be done here.

I just want to demonstrate what space there would be with a standard design.
