Hehe, the last one does have a decent size, right? 12m x 9.45m should be around 180 to 190m². With 400K just for the house, it should work, as long as you’re not going for the famous golden faucets.

attached is a new draft.
The following points have been improved in my opinion:
- Living area with west orientation
- Storage room including washing replaced with "storage"

The following points are still problematic:
Since the house entrance in a townhouse is usually located in the middle, the staircase cannot be changed given the existing rooms.
This results in the living room being too small and the kitchen too large in this draft. Of course, swapping both rooms would be possible, but that would again have disadvantages regarding the lighting in the living room.
In any case, the living area must be enlarged, no matter how.

Since you don't want to move away from this layout ( ), you can really only reach into the bag of tricks and add a big bay window. But that would cost a lot. Otherwise, I can't think of anything else.

Basically, I could imagine moving away from that. You have also provided some alternatives, thanks again for that. Unfortunately, none of them really appealed to me. In one version, the view while eating is towards the street, and in the other, I don't quite like the room layout..‍
