I ask you to take a look at the floor plan of our future house and thank you in advance for your time and attention. The floor plan has not yet been reviewed by an architect.
--> Despite many efforts, I was not able to make the drawings larger. They are originally from Sweet Home, then converted into a PDF and afterwards into a JPEG. If I can do this better, please let me know. Otherwise, I hope it is not too much trouble for you to enlarge the floor plans on your computer. That is possible, but as mentioned, I was not able to get them "larger" on this page. :-(
Now the answers to the questionnaire:
QUESTIONNAIRE
Development plan/restrictions
Size of the plot: 567 sqm (almost rectangular, only slightly trapezoidal)
Slope: no (visually almost not noticeable, maximum 1-2%)
Site coverage ratio: 0.35
Floor area ratio: 0.8
Single-family/semi-detached house allowed
Type of development: open
Building window, building line and boundary: to be measured yet, but the selected house fits on it, as does a garage/carport for two cars
Edge development: allowed for garage etc., otherwise the usual three-meter distance
Number of parking spaces: 2
Number of floors: two full floors
Roof type: hipped roof
Style: unknown
Orientation: not yet known
Maximum heights/limits: "Difference top edge raw floor of ground floor to ridge height main roof max. 11.5 meters"; "Difference top edge raw floor of ground floor to eave height main roof max. 7.0 meters"
Further requirements: so far we have only interpreted the development plan as laymen, after the architect meeting I will provide everything else; for now we do not want to publish the development plan, site plan, cadastral excerpt etc. on the internet for reasons of discretion, since it is only about the floor plan of the house and not yet about the location of the house. For this, we must first wait for the surveyor's results.

Further wishes/special features/daily routine, also reasons why this or that should not be
House design
By whom is the planning:
-Do-it-Yourself
What do you like especially? Why?
Nothing is particularly liked, the floor plan is pragmatic and simply designed because of our financial situation. We value brightness, airiness, transparency in every room and thus as many windows (or doors) as possible in identical form and size. On the ground floor, except for the main entrance side, only window-doors should be installed. This way, we can go outside from every room. Upstairs on the first floor, identical sized windows should be installed as symmetrically as possible. Due to financial constraints, practical considerations and the extra cost and maintenance of window grilles (instead of mullions), we have foregone window-doors upstairs.
What do you not like? Why?
Everything is okay so far, according to our financial situation. We would have preferred more window-doors.
Price estimate according to architect/planner: binding, commissioned offer/order 312,780.00 euros (only for the house, excluding garage/carport, landscaping, ancillary building costs, land, …)
Personal price limit for the house, incl. equipment: 400,000.00 euros
Preferred heating technology: gas condensing boiler plus solar thermal (according to legal regulations)
If you have to do without, which details/expansions
-you could do without: possibly a new kitchen
-you could not do without: muntins in the windows
Why has the design become like it is now?
No architect meeting has taken place yet. The floor plan is a mixture of floor plan examples from various prefab house suppliers and our own ideas and requirements. Two special features for such a relatively small house in our view are the somewhat larger utility room (which should be equipped almost like a second kitchen due to the hobby) and the sauna in the master bathroom, for which a larger bathroom was necessary, which we would not need without the sauna.
What makes it particularly good or bad in your eyes?

What makes it particularly good or bad in your eyes?
Good:
[*]We only live as two people in the house, so each of us has a closet and "junk" room
[*]The guest WC on the ground floor will also include a shower
[*]We own only a few pieces of furniture and appreciate pictures and plants more than furniture, which is why we can afford many windows and window-doors
Bad:
[*]The relatively small corridors
What is the most important/fundamental question about the floor plan summarized in 130 characters?
[*]For now, our concerns only relate to the floor plan of the house, not the location on the plot, because we are still missing information from the surveyor and architect. We ask for suggestions for improvements and additions as well as criticism. It is important to us that the house looks harmonious, rounded and “pleasing” from the outside. Due to lack of expertise on how to achieve harmony in house construction or facade design, we have so far only focused on symmetry in the exterior facade. We do not want a house that already looks unstructured, chaotic from the outside. Also, not too many different window formats and sizes. On the ground floor, one should be able to step out into the garden from every room.
