How rectangles look, nobody here probably needs a lesson in that. A sensible site plan definitely also shows the surroundings, so not just a narrow image section around the fence. Usually, you can find the cadastral extract in the respective state geoportal on the internet. I think, no. The municipality is probably free to provide an actual building line even in a §34 area, which would also fall within their regulatory authority for a development plan. However, for garages and carports, the state building code often requires that a distance be maintained to avoid traffic jams, because of the sight lines of other road users, etc. The traffic jam caused by opening the garage door could also be avoided alone with an electric door drive – but for safety reasons, this would also mean, with an extension to the property boundary, having to choose a sectional or tilt door, since a swing door would be practically excluded. You wouldn’t believe all the things small village administrations fail to think about.

And in general, things like bicycle parking, even if only realized later, should at least be included in the planning. What about garbage bins, etc.? Is there a building line at the back? It would also be conceivable to make the house narrower and longer.

We had also considered making the house longer. But the plot has a kink on the right side after about 10 meters. Since a distance of 3 meters always has to be maintained, the house would also have to have a kink. Besides, the larger garden is more important to us.

I would 1000% submit an application and wait, rather than live with this "directly-on-the-street" situation. There really are so many arguments against it. And you still have plenty of garden in the back. I would miss a little front garden much more.. We also fought for every meter away from the street back then.. and it was worth it :) The actual line of the neighbor houses is at the height of the garage doors. By the way, our plot is also 17 meters wide..
