House and property €284,000 financeable?

I don't understand why so much money is always charged for garden design. Of course, it costs that much from the landscaping gardener. But who forces you to have the garden perfect from the start. The house has to be finished, I need a pavement, a carport or garage. The fence should be in place. But the garden can be completed over time.

Exactly, but where does that leave you then? We paved the yard, installed a few meters of fence (the rest is a very small hedge, for cost reasons). Got soil for the garden for free, distributed it ourselves and sowed grass. Laid a gravel strip. So the absolute minimum. And even that cost 15,000€, easily. Most of it goes to the yard, depending on the square meter area.

There is a vintage car in the garage! With this, a good sum could possibly already be achieved, however, a sale is not up for discussion, as it is an heirloom that I have now restored for over 6 years with a lot of time, love, and of course money! But is it possible to use an appraisal to possibly secure the vehicle as equity? Similar to having an existing property?

So I wouldn't start without any equity either if I were you.
But don't sell the classic car either.
I somehow doubt the bank would agree to a "pledge," I have to say.
If you like a plot of land, I would maybe buy it now. Then pay it off with the highest possible repayment and save at the same time so that at the moment of the last installment you might have saved 15-20k€.
In the meantime, you can very calmly plan your favorite house through forums, etc.
When the plot of land is paid off, it counts as equity for the house financing. You leave the 15-20k out for the kitchen and furnishing. With furnishing, 10k€ can easily add up!

Then you have time to think about it, accumulate plenty of equity, and can approach the matter much more relaxed.

As already mentioned ... An appointment today with Bien-Zenker is a lost cause. Save diligently for about a year (goal: ~20,000 euros more or less ...).

Use this time to explore the area: Where are building plots available (free and unbound)? What do the houses there look like, old and new? Where and how would you like to live (condominium, townhouse, detached; small garden, large garden; city or countryside; new build or existing property; ...).

And when it’s dark outside, read on the internet or in books (construction methods, building technology, contractual relationships in construction, financing).

Then, a year older, a year richer, and a year wiser, you come back .

20,000€ in one year? How are we supposed to do that? We also have to pay rent! So 20,000€ in one year is not possible even if you don't pay rent!
