I have to say, I don’t find the calculated costs too high either. You have already planned a lot, which is clearly above standard. Personally, I would not increase the loan but rather cut back on the house. Where that is possible has already been mentioned. It will always become more expensive than planned by itself. Especially the outdoor facilities are quite a chunk, and you certainly don’t want to look at a mud desert for 10 years or park in the mud. Have you already discussed with your husband where you can agree on compromises? Because just planning with a different garage is far, far from enough.

By the way, a good acquaintance is also an architect. Well, she is employed, but she certainly doesn’t make a fortune there. Rather the opposite. I believe she would also probably not be able to calculate the costs properly for such a project, because she works in a different field and is more responsible for large projects.

Yes, we had another conversation where everyone mentioned what they can do without and what they can't. Some things (Kleinvieh macht auch Mist) were decided quickly and without pain: other interior doors, slimming down the front door (those were already hefty costs: 16,000 and 8,000, but in the first offer), downgrading the sanitary program, and what will really make the biggest difference is the garage. Eliminating the controlled residential ventilation is still on the table, that’s about 10,000 euros after all.
Another comparative offer will be obtained for the roof.
Giving up on wood-aluminum would be quite possible, but hardly worthwhile because we really have a good price here.
Under no circumstances will we increase the amount of personal work, as we have neither the time nor the skill for it.
Overall, it will be a mix of downgrading and more money, which is quite bearable (at least we think so). Since we award everything individually and one after the other, there are still a few options in the background that we could change if other things unexpectedly get out of hand.

And that architects (employees as well as self-employed), as you say, make a huge profit is a thing of the past. Entry-level professionals by now can be glad that the internship generation is over.

That sounds like a feasible solution. And you’re right, during the construction phase you can always keep an eye out for where money can be saved. Of course, this requires a lot of discipline. It’s also always worthwhile to check Ebay KA from time to time, where people sometimes give away building materials they had in excess or, especially in the garden area, you can score real bargains, not just with plants. Of course, hunting for clearance items in building materials, especially flooring and tiles – you don’t always have to compromise, but you have to think flexibly. Planning a lot of EL usually fails when you’re working. And EL will come up for you anyway.

By the way, I would rather do without the garage at first than put up a cheap garage that doesn’t match the house visually. Better to think about a carport; it still looks better visually and serves its purpose just as well. Or just park the car outside.
