If there is a lack of budget, you don't need arguments, because it will inevitably lead to additional financing. With the current interest rates, it's actually no problem except if the loan-to-value ratio isn't that great from the start!

Did anyone actually check if the TO's list was complete? At least the numbers seemed okay at a glance.

Without a basement, for the interior only (personal opinion) quite okay. But what about the garage and outside?
