Let me give you my two cents:
Shell construction with plaster and screed 150,000 (including groundworks) => I find this relatively high, considering that plaster and screed cost less than €40k and you have drywall construction on the upper floor. I would get another quote here. My gut feeling tells me that you could come out about €10-15k lower.
The garage was included as well, so I think it’s pretty reasonable.
Roof 40,000 => I’m not very familiar with one-and-a-half story houses. But we have a cold roof with an upper floor ceiling insulation of 24 cm (invoice paid two weeks ago €20k). Also, I assume that parts of the drywall work are included here. So get a second or third offer.
That’s exactly what we think too!
Drywall 30,000 => I can’t judge, I don’t have drywall.
Wood stove 10,000 => Fireplace and chimney or do you mean some Schiedel solution? If Schiedel solution (chimney and fireplace in one), then the price fits.

Windows, doors (wood-aluminum with external venetian blinds) 50,000 => As my predecessors have said, just downgrade to plastic. We have many windows over 140 sqm + sliding lift door + colored. Invoice €20k without interior & exterior door.
Just the windows including venetian blinds and exterior window sills are about €28,000, which also includes a 7.50 m front; the exterior door is really expensive here, also the interior doors are TOO expensive, we will get other offers for those.
Sanitary 40,000 (air-water heat pump, underfloor heating, controlled residential ventilation) without sanitary fixtures (we'll buy those ourselves and have acquaintances install them) => This is a bit tight. Keep €5k in mind as a buffer. I suspect you don’t have things like an outdoor water tap, utility room sink, refrigerator line included. Also, in my case, the sanitary items cost only 20% more in the specialist trade compared to online (comparison online vs. specialist trade). That is savings potential, but what are €2k on €10k for a whole house?
Except for the refrigerator line (never heard of it . ), everything is included; small things add up too.
Tiles 10,000 (this is still estimated, no quote yet) => Uh... Since I don’t see a position for floor coverings here, I assume there will be a lot of tiling. I’m telling you now, you’ll be pissed off and should expect €15-20k.
:-( Thanks for the warning! I forgot to list other floors (parquet/laminate) in the first breakdown, estimated at €12,000.
House connections 10,000 => Fits, maybe -€2k.
Garage door 4,000 => No idea.
Statics 2,400 => That’s OK, I paid less. Why your husband has no connections here is beyond me.
Kitchen and carpenter 20,000 (estimated)
Electrical 16,000 => Could fit. You just have to hold back.
Steel stair railing 3,500 => Fits.
And now the possibly missing positions. What about...?
- Surveying
- Site setup (construction road, toilet, electricity meter, etc.)
- Removal of excess soil and disposal
- Construction power/construction water
- Scaffolding (often has to be set up twice)
- Interior/exterior window sills
- Drainage (inspection shafts, cistern, etc.) and civil engineering
- Energy consultant required for KfW55
- Painting work
- Soil conditions and soil report (are two separate positions)
- Outdoor facilities (including driveway, paths, terrace, fence, plants, bushes, trees)
- Garage/carport
- Landing
- Front door canopy
- If you don’t downgrade, then land registry, notary fees will come on top.
- Moving
- Furniture/furnishings
If all this is cleared, your list would actually be complete.
Except for scaffolding x2, everything is already included; I just didn’t list it separately or it has already been paid long ago and no longer falls into the budget.
