Development plan - Is it possible to enlarge the living area?

I think it makes more sense to wait for the next viewing appointment, perhaps by then it will have sorted itself out anyway

Since this is a deviation from the development plan, in my opinion this is the only way.

So, I have now also received the actual construction plans. Since I have already received such great help here, maybe you could answer a few more questions? :)

I have attached the plans - ground floor, attic, basement.

As described, it is a 1980s house, Ytong walls, 45° gable roof according to the building specification. On the ground floor, there is a large garage which we would like to use as living space - I don’t think that will be too difficult.

But - we would also like to “integrate” the terrace into the house, i.e., basically move the wall to the south so that it is flush with the rest of the exterior walls, basically maximizing the floor area. This would have the same effect in the attic (minus the roof slope), where it currently says “air space above terrace.” Furthermore, we would like to move the walls in the attic if possible so that two equally sized (!) children's rooms with ideally >18m² result, plus an office & guest room. Our bedroom + dressing room + bathroom would then be planned on the ground floor, where the garage + terrace are now. If possible, also slightly change the kitchen + utility room, connect living & dining areas, and somehow make space for a wardrobe. The garage will be replaced by a carport, or rather the small garage that is still there, where at least my Jimny fits.

Now for the million-dollar question - is such a project
- relatively reasonably feasible
- feasible, but only with exorbitant additional costs
- wishful thinking from someone who has absolutely no idea about the subject and candidate for the most unrealistic project of 2023?

I already said it:

But I thought you know how much a renovation costs. I think that then the additional effort of converting the garage as well as closing the terrace costs only a fraction of that.
What did you think the renovation would cost?

Oh yes, of course, I am already aware that something is coming our way, but we basically want to renew everything. Heat pump, photovoltaic + storage, insulation, windows, renew water pipes if sensible, and if it were up to me, also convert all the electrical systems to KNX.

Roughly, I am currently calculating everything together for myself (including furniture + kitchen, although we firstly don't need luxury and secondly can almost get that as equity) somewhere between 500k-600k.

If you now say, sure, sounds good, but immediately costs 250k extra, then we have to consider something else; if we are, say, at 50k playing the crazy maze game, it obviously looks much better.

As arrogant as it sounds, our limit will be less whether we can pay for it, more whether we really want to, and then not just stay in our house for now. And hope that once again such a plot of land comes up somewhere...

Edit: less worried about the garage than about moving walls.

By the way, I think it will make more sense to make the garage + former terrace into an office + guest room, upstairs 3 bedrooms, 2 bathrooms.
