Development plan - Is it possible to enlarge the living area?

Here is the change quickly. The kitchen, studio, and utility room should still be newly planned.



The external insulation of the western wall is problematic because the roof only overhangs by 15 cm.

The external cellar stairs are redundant.

That actually looks really promising.
Yes, the basement stairs are of course then redundant and would of course need to be filled in - they are anyway only half stairs, half ramp, the deceased husband of the owner repaired/stored motorcycles in the basement.

Regarding the roof: Could additional insulation possibly be added inside on the wall?

I am really looking forward to the appointment tomorrow.

You should take a look around the area to see if anyone has built more than 1/4 dormers. (1/4 of the building length) Hence the small dormer only. Also check if anyone has built a CP in the driveway.

Both houses do not fall under the development plan relevant to us :)
No idea if it looks the same there.

But thanks to your help, I am now really optimistic that it won't fail because of the floor plan.
The appointment with the surveyor is in an hour, let's see how depressing that will be... All-in-all, we have set 1.8m as the budget ceiling, the selling price has to come down accordingly.

Edit: I think I'm too stupid to read your draft, or is it showing me something wrong? It's like before plus a blue square out of nowhere, and a few blue lines. Strange.
By the way, we think the bathroom and dressing room are too narrow and would place the dressing room between the bathroom (north) and the bedroom, albeit without natural light. What do you think?
We really like the solution upstairs.
