Development plan - Is it possible to enlarge the living area?

Yes, the price is not funny, so everything should be right. The garage is very small, only my Jimny fits in, the other one is not a double garage either. I have also considered whether it might be possible to integrate them, but then a parking space in the garage would be missing again.

900 m2 * 1000 euros + 147 m2 living space * 3000 euros = 1,341,000 euros. For the Munich commuter belt, I would have roughly estimated that as well. Above the terrace and the attic in the roof can, in my opinion, also be converted into living space with little effort.

We live about 5km further in the same town, here it's 2k/m2... o_O

I have meanwhile found the specifications in the development plan. 45-degree roof pitch and eaves at 3.4m (top of purlin), hardly any knee wall possible. Finished floor level on the ground floor at +0.15m.

5 km within the same town is hardly possible. Then rather west. Is there an S-Bahn there?

They call it OKF. The floor is meant. One could argue whether the finished floor (Fertigfußboden) is meant. But that's already settled. It is no longer of interest to you.
