Development plan - Is it possible to enlarge the living area?

Yes, the opening to go up is currently still a bit difficult. In the eastern, already privileged, children's room, it works perfectly with a narrow staircase. The middle, other children's room has the back wall further south, so lower height at the position of the ascent. Here we are currently considering a slanted ladder, but hope that after consultation with the structural engineer, another solution might possibly emerge.

Regarding the bed, I am quite relaxed. If it doesn’t fit, the bed will be rotated 180° and that’s it – ultimately, it doesn’t really matter. The utility room is certainly large enough, yes. But also here, more because it is dictated by the existing structure, it fits quite well for us. Then we don't have to put the freezer in the basement, and the wine climate cabinet also has a better place :)

The black walls: Well. Yellow is what is being demolished, black is what is newly added. So far, when you enter here, to the left of the front door there is a WC with a pretty unusable shower, but there is absolutely no wardrobe. Since we already have an absolutely poor wardrobe situation in our current (terraced) house, having enough space for shoes and jackets was a top priority for us. For that, the shower and the passage to the kitchen had to be sacrificed, we’d rather walk the 2 meters further into the kitchen. Unfortunately, we haven’t come up with a better solution so far. Although, when you come from the garage (which so far didn’t have access to the house…), it doesn't matter at all. We taped it on the floor and found this to be the best solution so far. If you think of something better, feel free ;)

The idea of the attic is nice, but not necessary with the fairly large children's rooms. I had built something similar. My children only used it very rarely. (My house is also 10 m wide, but the knee wall is 1 m. The attic is therefore considerably larger and easier to access.) I would reconsider that. The height under the ridge beam is 2 m. The entrance is rather not usable.

Still concerns about the bedroom due to the roof window. This is not only unfavorable for the photovoltaic system but also at a height of 3 m.

Here is my suggestion:



The roof window should definitely be equipped with an external blind. Or omit the roof window. You never look at the stars while sleeping.

Regarding the large dormer with the side windows. It certainly looks nice. Please also consider here that shading triangular windows is rather difficult. The architect should definitely plan that.

You can skip taping off in the bedroom.



I would also leave the ceiling at 2.49m.

Thank you for your thoughts! I totally agree that the attic space is NOT NECESSARY, but that doesn't mean we as kids wouldn't have loved something like that :) A retreat would have been the greatest thing for both my wife and me as children.
Our idea is that we adults have the whole house as "our" place – the children have their rooms as their realm, and that can't be big enough. The little one is just 3 years old, and the second child is still in the planning phase... so it will be used intensively for at least the next 18–20 years. We also constantly have overnight guests because over the past years we lived in different countries and made friends or have family everywhere – so sometimes there can never be enough sleeping options, and if these guests bring children, I imagine a mattress camp or something similar would be really great.
I share your concerns that the climb is not optimal, it still worries me, and I don't want to rule out that something might have to change there.
Your concerns about the roof window in the bedroom have also been noted. I will discuss that with my wife; maybe it will really be removed.
Shading is planned everywhere anyway, including for the dormer with side glazing (which is only the large, middle one). Last week at Heim&Handwerk, we looked at a solution together with the architect at the fair.

Please don't get me wrong, but luckily we are quite... flexible... budget-wise, and would have liked to have built a somewhat larger house if there had been a plot. But we absolutely fell in love with the location, the view, and the neighbors, and the size of the house is absolutely reasonable and definitely sufficient. That means we do not want to or have to save on details like shading.
This should become a really cozy, high-quality house that does not outwardly look like a typical Munich fancy villa; we want it to be the best possible for ourselves, not for the neighbors.

How do you see the wardrobe, does that make sense to you?

In your euphoria about the [Butzen unter Dach], don't forget that they a) must be secured with a grid and b) someone has to clean the mattress storage.

A children's room with an attached "treehouse" is the greatest thing ever - or as the son of the head of the "Police Station 1" would put it, "pure madness."
