According to the expert, the structure is in top condition and even though I will still have many things repaired immediately (seal the basement from the outside because after >40 years it apparently just eventually happens, and better done right away, same with the roof), we should be able to manage well with our estimated renovation costs. I boldly offered 100k less again than the expert suggested. We have already received a verbal commitment from the seller, and unless her daughter talks her out of it now, we will buy the house at 20÷ below the asking price. If her daughter (who doesn’t own it yet) insists on the last 50k, they are out of luck; I won’t agree to that.
