Development plan - Is it possible to enlarge the living area?

Even if this size includes a second garage, it is not a small house. The single-story is fixed for you, the neighbors on the left side are allowed two stories. Is it a hillside location that would justify this? A locally connected architect never hurts. They won’t change or relax a development plan for you.

Board life, the plot should actually be more than big enough for a larger house with >900m2, no idea why this is not planned.

It may be big enough, but we will only buy if it represents an improvement for us; we currently live in about 130m2 + small garden – if we put that much money into it, it just has to fit. Especially with the sloping ceilings, it is probably smaller than what we have now, only the basement would be bigger.

Let's see what the appraiser says, maybe it will be settled by then anyway.

Edit: I just see on Google Maps that the building to the north probably already deviates from the plan, it is built northeast right up to the property boundary. Maybe there are options after all.

You don't know the property in person? They probably aren’t illegal buildings, but also quite unlikely that all are individual exemptions (if they are, that would be good, keyword discretion binding). Are you sure you found the most current development plan? (It has a relatively small scope, maybe it has been combined or amended with a neighboring one).

Yes, I know it, but the mentioned corner of the neighbor did not catch my attention, I also didn’t know the plan there yet. I just drove by again, there is definitely more built there. I actually got the plan from the realtor... Need to follow up if there is a newer version.

Get in touch with the [Gemeinde]. Find out what the current development plan is, whether the extension was approved, and what is possible. With us, almost everything is allowed regarding dormers. It was decided just recently.

Isn't there a plan of the existing building?

16*11 is quite large.

With the converted attic, it is probably 200 m2 of living space.

Does the roof have a knee wall? Roof pitch???
