Or especially now. But not for such amounts with such an income...

We’re currently paying > €300 / month for gas. But it doesn’t really matter because the property was cheap back then, so we now have the financial leeway for renovations (we hope :D)

The problem is currently complex, the craftsmen are fully booked and we are not just talking about one trade needed here, in many areas such as heating, insulation, photovoltaics, etc., one currently pays exorbitant prices and there are also extremely long delivery times. In addition, the high financing costs...

I do not see at all that this is currently a good time to buy properties where practically nothing has been done for 50-60 years.

The craftsmen are currently becoming more flexible again due to the break-ins at the new building, and the moon prices are going down. At least, that is my experience here. Therefore, buying counter-cyclically is not always the worst. Of course, the property still has to be suitable and offer the requested purchase price in value (or ideally exceed it).

From mid-2023, almost all craftsmen from our "pool" have capacities. There are only a few private new construction projects and these are rather in the area of million-dollar projects. The "normal" house construction has completely collapsed. The renovations are only now becoming apparent. Many are stuck in the pipeline of energy consulting or waiting for new funding pots.

Oh, well I usually belong to the optimistic faction here, but definitely not when it comes to the numbers. You have about €1000 more available than we do, but you would finance almost three times as much and at higher interest rates. We're currently planning the third child and I've recalculated it about 20 times whether we can really manage it financially, even when eventually a new car is due or repairs on the house etc. There's really not much margin for us and even less for you. I definitely wouldn’t do that if I were you.

I have just completed the purchase of an existing property in the current situation. Banks have become very cautious. However, I believe that with a "good purchase" one can convince banks. Although I can understand your situation with the [Top Lage]... I do not believe that you will get an offer below 4 percent.
