Since you are planning a third child (higher costs, loss of income, ...) I would not go above €2,500, as the ongoing costs of a single-family house should not be underestimated either.

with that income, a 500,000€ financing at 1% interest is already rather tight, currently, given the interest rate situation, it would also be quite tough.

with the costs, minus the equity, you need 700,000€, if the bank keeps the minimum repayment low here, it’s 3,000€ per month.
I already find 2,500€ as a monthly rate way too high for you. Relaxed would be 2,000€.

the alternative would probably be: you give up [Kind Nr. 3], the wife goes to work right away, and you realize this dream, but whether that makes you permanently happier than a third child? I don’t think so...

Does the third child really make a difference? The first answers sound more like a no-go, giving up the third child would hardly change that. Especially since the third child has rather little or possibly even positive effects on expenses/income.
For explanation: Parental allowance if it goes quickly would be €1,800 per month, after 12 months starting part-time (€1,000), instead of starting part-time directly with €1,000. The additional costs for the third child in daily life are manageable, as already experienced with the second child (car + vacation excepted).

The options we are still considering would be expanding the attic and then renting it out. (Investment vs. rent uncertain?!)
Or possibly generous money providers in the family, possibly early inheritance, still needs to be discussed (in the range of €50-100k).

Here lies the leverage, which is why I like to repeat myself.
Assuming you could separate 500 sqm and actually only get the standard land value, that would already be 300k EUR more contribution to the calculation...

A child initially costs an additional flat rate in the bank’s calculation – it used to be 600 EUR for most, maybe more now?

I think without this option, that is additional equity, the project will not be financed by a bank.
