So for me, that would be far from any comfort zone. You probably also want to be able to offer something to your children, which under these circumstances is likely to be more than difficult.

Sure, you really pay a crazy rent and 2-3 years ago you could have gotten something really great for the same rate, but unfortunately that's no longer the case now. Even if it's hard, better say goodbye to that idea and put your energy and attention into your little children and rather offer them some great experiences, you will all benefit more from that than tying yourself down with such a burden.

It does add up, there is a tax trick where you get the "old" or full parental allowance if there are not more than 2 calendar years between the children. However, the discussion would be off-topic here now.

To the rest: Thanks for the open and direct feedback. We will evaluate a few more options and also reassess the renovation needs in detail. However, if the rate does not fall below 3,000€, we will distance ourselves from the project.

I thought the same. The part-time income of 1000€ does not match the estimated child benefit of _maximum_ 1800€.
I earn significantly, significantly more than 1000€ net in part-time and barely reach the 1800€ for the child currently inhabiting the belly.

I also wouldn’t count on funds that you don’t have secured yet. Neither your wife’s part-time income of 1000€ nor the child benefit seem certain. No bank will consider those. Back then, I had to have a document issued by the employer certifying that I could return to work on date X with a certain salary, so the bank would include that in our household income. I believe parental allowance is generally not taken into account by banks.

Lastly, I consider your projected costs too low. 20k for the new heating system will not be enough, 50k for renovations are planned too vaguely (and also will not be sufficient).

I am usually one of the optimists here in the forum and see a light at the end of the tunnel for many projects, but here I must say – keep looking. Maybe a bit smaller, maybe a bit farther out? This is financial harakiri, and I believe that after 2-3 years, the house will bring you no joy that can compensate for the many compromises and restrictions you would have to accept.
We have also financed a house knowing that we would have to tighten our belts a bit for 2-3 years. I found that bearable. But in your case, we are talking about 30-40 years with a tight belt. I believe that will make you unhappy.

If you intend to register as a bogus self-employed person for a short time, then have fun and I hope for an audit, it doesn’t really matter, but if that is the case, the exploitation of my tax money really pisses me off.

You have 2 children aged 1 and 3. If another child is added now, I definitely don’t see your wife working at all in the next few years? Or do you have a relaxed job where you can easily be completely flexible and also work from home, a maximum of 40 hours per week?

You must not underestimate the work that the house and 1,285m² property will require from you. It will be really stressful in the first years because you don’t have the budget to have everything done by professionals.

But I also don’t see a 700,000 loan with you now. You always get dizzy at such amounts. We have around 5,000 EUR fixed net income, through worldwide work travel I get a good amount added every year... but I would already have stomachache if I had to finance my 350,000 today at 3.5%.

Dream house or not. If you can’t even buy your kids an ice cream during vacation anymore or have to save on the bike. Is it really worth it in the end?

Do not underestimate the cost factor of a third child either. A normal car is no longer enough, you can only fit 3 child seats in a van, which is expensive. And if with 2 boys then a girl comes or vice versa, the calculation of "hand down old clothes, reuse old toys" doesn’t work either.

I agree.
It can happen to you like it did to us: had two children, then thought "Well, a third one would be nice." And suddenly you hit the jackpot and get twins.
Then there's no way around the van, which is simply expensive to buy and maintain. (Still the best car we've ever owned :D)
