How does "in need of renovation" and 50,000€ for exactly this work out? When you start there, basically everything is involved: roof, facade, windows, water and electrical. Additionally, there's the issue with the heating... The truth will probably be more like 3 to 4 times that.

Stay away from the place.

The problem I see is less the calculated financing. Here I am of the opinion that if this is the dream and man (and woman) pull themselves together, then it can be done. Here I see as a problem that the calculation probably doesn't fit. With the given data, 3.75% interest will not be enough and what happens after 15 years. As you write, the situation will become more bearable, but can you then absorb interest rate increases or will saving start over again. I don't think it's that much fun. In addition, I think the new heating system will cost rather 50,000 € upwards and then the house still needs to be insulated, for which I would estimate at least the same amount again. Here there is room for increase. You certainly want new bathrooms and new floors. Even with own work and discipline when choosing materials, I would estimate another 30,000 € for this and then you still don't have a kitchen (Ikea: 6,000 €). Now we have done the bare essentials. Then I come to a total amount of 825,000 €. (75,000 € equity) Interest 4%? Repayment 2% Term 15 years Monthly burden: 3,750.00 €

We financed one third of this amount with a similar household income.

Quite honestly: the whole thing is a bit too much for you. A major car repair, two more years of inflation, a burst water pipe, or higher daycare fees can already break your neck.

Always keep the idea of saving in mind and the need to watch the money. Additionally, it’s not like the house will be paid off in 15 years. By then, renovations will already be due again...

Your problem is the low equity. I cannot currently imagine that the bank will take the risk with 10% equity.

That doesn't add up?!
If you have another child within a year, you get your previous parental allowance. But you write that your child is already 1 year old and you currently receive no parental allowance. If you get pregnant now, you get only €300, not €1,800... or which of your details are inaccurate?
