Thanks again, construction expert. Am I correct in understanding that I cannot include these costs in the financing, but have to pay them directly from my equity during the construction phase? That would be quite tough, wouldn't it? How do others manage with 100% financing and less than 30k equity?

No, you can of course include the ancillary construction costs as an item "Baunebenkosten" in the financing. Also the outdoor facilities as well as carport, garage, and deliberate upgrades during selection. You have to provide the bank with an overall calculation (only (Küchen) furniture are excluded).

Correct, although this can certainly vary from bank to bank.

We had also included the ancillary construction costs and other buffers in the overall calculation beforehand.

No, [Baunebenkosten] are part of the founding costs.

Not every bank pays all the ancillary construction costs that are so wonderfully listed in Bauexperte`s list. Friends of ours had to experience this, for example.

What exactly were those costs? Specifically exotic ones? It would be quite interesting for prospective builders to know.
