Yes, what can I say. That is the price and thank you for the "biting," then we are probably lucky with the construction cost increases. It's a double garage with brick facing.

Now speak verbally with the bank and then hope that this is feasible.

The grant has been confirmed. I can't say more about that.

Okay, let the house price be that low.
Then the financing will work smoothly.

But in addition, there are probably still:
50k ancillary construction costs
50k landscaping
15k kitchen

And then it can get difficult.

Also, I don’t understand how you can have a construction contract and a KfW application without having approval from the bank?
That was the first step for us.

What exactly counts as additional construction costs?
(Notary, property transfer tax, etc.?)

15K is allocated for the kitchen.
Outdoor facilities come later...

The developer works with an energy consultant. He received our plans and set everything in motion. (Grant portal, etc.)
Then everything happened quickly with the confirmation.

Can I basically already deduct the money (grant) from the construction costs?

The biggest items are utility connections and earthworks, but there are so many, e.g.
- crane parking space and access road
- construction electricity and construction water
- mortgage registration
- road closure
- expert/energy consultant
....

You also won’t want to live with mud in front of the house and without a terrace for years, so better to plan for it right away!

In our case, this was not considered during the loan approval process.
And after completion, the loan amount was then reduced accordingly.
But maybe every bank does it differently.
