You have to document to the KFW exactly that everything was built as stated in the application. Then the money will be transferred to the account. You can do whatever you want with it.

yes I know … wanted to combine that with the house construction … loan for the house and garage then from the grant … But I don't know how the partial payments work with the developer …

You can read all of this in the corresponding brochure: information sheet "BEG Residential Buildings - Grant" in version 10/21. I must also clarify the matter again: you have to submit invoices for everything that is funded (see "Information sheet on eligible measures"), but beware: "Own work and the material costs incurred are not eligible for funding. Only services from specialized companies and the costs of materials installed by an external specialized company are recognized. Private execution, even by craftsmen, is not eligible. A commercial execution is necessary, proven by an invoice addressed to the building owner." (p. 3, information sheet for the application BEG Residential Buildings Grant Efficiency House 461) Furthermore: "The invoices that must be kept must show the eligible measures, the work performed, as well as the address of the investment object and must be issued in German. Invoices for eligible measures must be paid cashlessly and the corresponding receipts (for example, bank statements) must be kept as proof of payment." (p. 11) Regarding energy efficiency experts: Their costs are subsidized at 50%, the consultant’s costs are capped at €5000, as far as I know.

Consultant costs may amount to up to €10,000, I have to correct myself. "Energy specialist planning/ construction supervision; sustainability certification For single and two-family houses, up to €10,000 per project is subsidized." (p. 6 leaflet BEG Residential Building Grant Efficiency House). Of this, 50% (see leaflet page 8) results in a maximum subsidy of €5000.

Thank you very much for the information. So I can plan the grant at the end when the last installment payment from the developer comes. Our energy consultant has confirmed everything so far and is accompanying us during the construction phase, etc...

How does it actually work with the installment payments… does the bank want to see the invoices and then the bank transfers the money to us or does it transfer the installment itself? what happens if the loan amount is used up for the house construction but there is still a remaining amount owed to the developer? could I then include the subsidy from the KfW bank towards the end or additional equity? Anyone have experience with this?

that you tell the bank that we are only planning for half of the amount for the garage and pay the rest from the subsidy or equity when the invoice from the developer comes!
