Well, clearly the incomplete description of construction services and the ignorance about ancillary building costs. I won’t even start with the outdoor facilities, this “we'll do it later” also costs money (doing it later apparently costs nothing for some). But when I think about the fact that rainwater downpipes just stop 30cm above the ground, that wastewater must be collected somewhere, or that utility connections do cost something after all, even if the plot is developed, I was baffled at first too. Who thinks about the fact that storing excavated soil does not include disposal. And honestly: who likes to spend money on experts and soil surveys? All in all, you end up spending around €10,000 on such “security” extras. We were the only ones who had this survey done. YES! With the knowledge gained from the forum and the experience from the first house build, one can philosophize well about the planability of house costs! ;)Where does all this "building a house is full of surprises" stuff actually come from? Apart from the earthworks, I don’t know of any item in house building that couldn’t be meticulously planned in advance? Even the earthworks can be fairly well outlined with a soil survey, although there is always some residual uncertainty. But otherwise, with turnkey general contracting, there are no surprises in construction that you couldn’t plan for?
