House construction for €750,000 with an income

And what about outdoor facilities, kitchen, furniture, incidental construction costs, is all that included in the 380K? If not, then the list at 90K€ shouldn't be that long *g*.

Indeed. The outdoor area and kitchen are of course not included! In the end, we will cross everything out anyway, the main thing is that my dressing room stays, the rest doesn't matter. How much additional construction costs did you have?

You can't compare that, as it depends on the ground. Without additional land costs, we had budgeted 40,000€, but it has ended up being 45,000€ because our ground isn't that great. We were still lucky, it could have been 10-15K€ more if things had gone badly. Additionally, we have a hillside location, which is always a bit more expensive.

Outdoor areas can cost anywhere from 5K to infinity. An acquaintance has just built on 1700m² and is budgeting 100K€ for the outdoor areas!

Oh wow. We don’t have that many sqm, we have about 530 sqm. But I’m getting nervous again when you say it depends on the soil... what if we have soil that is very difficult or something? We don’t have a slope, it’s a completely normal square plot. But we are also expecting €40,000 in additional construction costs!

Now there is no use in worrying about it. A good indicator is the neighboring buildings... on a field I might be more concerned than in an established residential area where 50 houses stand around. If you want security, commission a soil survey before buying - you will need it later anyway.

For a 750,000 EUR project, electricity and additional costs really shouldn't play a role. If a few euros per month make a difference, I think the scale is too large. Better to bake smaller bread rolls then. We keep almost 100,000 EUR in reserve (that saves us a bit over 2 years in the worst case) in the background and a buffer of 1000 EUR per month. Electricity and such stuff really don't matter there.
