Incidental construction costs in the strict sense are costs that are obligatory but missing in turnkey base prices. Official fees, necessary insurances, connection costs for utilities and telecommunications, costs for sewage and rainwater connections. Surveying costs. Costs for access paths and terrace coverings. Of course, kitchen furniture and some lighting are also obligatory. Whether a kitchen has to cost 15 thousand is another matter. Every day we see something come in with a 4600-euro kitchen from Elch.

Hi,
The additional costs also seem a bit low to me.
But no matter what comes out here, I would plan for more financing just to be safe - as long as you stay below 100%.
This way there's still a reserve, especially if the equity is already gone. If you need less - lucky you - and you can use the money directly for special repayments.
Refinancing will definitely be more expensive.

yes, I am also surprised that she did not mention that you should not lump such calculations like ancillary construction costs together with other things like furniture (kitchen furniture) or exterior facilities

Generally a bit more buffer.
For example, "Gartenwege 1,500," that's about 15 m2 of paving, that adds up very quickly...

On the topic of kitchen/outdoor facilities:
It was also financed for us, even though we were between 90-100% financing.
However, be aware of the bank's penalty interest on outdoor facilities, usually after one year (0.25% per month!).
