Is it also possible to borrow a bit more than the cost of the house for landscaping, kitchen, etc.? It probably depends on the bank, right?

Finally provide ALL the required data for the „Bewertung“ of the project… and the status.

From my experience, I can tell you that building a 140m2 house, without a basement, without extras, will cost about €380,000 according to the construction contract. Unfortunately, on top of the pure construction costs, there will be another €100,000 for things like earthworks, garden, construction power, house connections, adjustments to our existing house, etc., so the whole thing will end up costing about €480,000, and there is really no luxury included. During the first conversation with the construction company, I was really blown away when I saw the price.

I agree with my predecessors, there is an enormous amount of information missing here and you are not even clear about the additional costs. These, as already described, amount to more than just a few thousand euros. However, I also want to encourage you. I do not find your house price unrealistic at all (as a pure house price). It depends enormously on the region in which you are building and on what is important to you and what is not. We moved in in October 2021 and even with 150m² and some extras, we didn’t come close to 350k but rather around 300k (just the house without additional costs).

So don’t let yourself be driven crazy, it is simply all extremely individual. But do your homework as well, there is still a lot of preparation missing.

Thank you for your contribution and for giving us encouragement. The 350K is quite accurate, but some here in the forum unfortunately do not believe it. But it is the reality and that’s a good thing. I’m not just making this up.
