You usually plan that so it doesn’t happen. As long as the Kfw grant and the equity capital are still enough for the last invoices, you can of course use them. It becomes difficult if there are more invoices outstanding than you still have available.

That's exactly how it works. With general contractors/trade contractors/developers, the bank transfers directly; there aren't that many installment payments. With architects and individual contracts, there are significantly more individual invoices, so the client often receives an advance and pays the craftsmen themselves. They then submit the invoices and receive the next advance. Usually, upon occupancy, you also receive the remainder paid out, for example, to do the outdoor facilities. For the bank, the dangerous phase is then over when the client buys a Lambo instead of building a house ;) You don't have the grant before you move into the house. Therefore, plan an appropriate buffer, either in the loan or as equity. Ideally, both.

The subsidy usually arrives much later in most cases. Processing time is at least 6-8 weeks. Often closer to 12 weeks. So financing even the kitchen or furnishings with it usually doesn't work out time-wise.

We have planned the kitchen... and also for furniture in the loan... we can also draw on that in advance if we want. It only applied now towards the end of the loan or the completion of the house and also the garage. If in the end 30K are missing and you think of equity or the subsidy... is it usually built in parallel then or the house first and then the garage?

If it is built with masonry, then usually simultaneously.

Why don't you share your plan with us in more detail, maybe that will reduce the risk that 30k are missing in the end ;-)
