I would say roughly 78-123k Euros

Conditions are fixed, everything is free. Interest rates mostly decrease during the construction phase, so I would talk to the banker again in your place. Normally they range from -0.45 to -0.2, so you can only benefit. If the developer still has a few plots of land they want to get rid of, I would like to invest. Just send me a PM, I’ll negotiate a bit then. Plots cost around 5-6 Euros per sqm here, depending.

Cool. We are also almost finished with the construction and will end up at about 234,000 Euros, south of Munich S-Bahn connection. Unfortunately only underground parking, duplex though.

Applications realistically take about 1-2 hours on average – that worked out well. Hope this helps.
