@everyone ... Was it already possible to apply for and get the 55 subsidy approved when one does not even have the exact construction service description of the planned house yet? And the bank financing is still being coordinated?

I have asked myself that question too. When I applied for the KfW70 loan a few years ago, the house planning had to be so far advanced that an engineering calculation of the energy consumption could be made. After that, it was no longer possible to change the masonry openings (windows and exterior doors).
In addition, the application was made through the financing commercial bank, because it was also the one that checked the creditworthiness for the KfW.

Current quote from a financial broker:
"You can apply for a KfW loan simultaneously with your financing. Since KfW does not operate its own branch network, the house bank principle applies: That means you can only submit the KfW application at the bank that also takes over your construction financing."

Since the OP also only answers questions at will, the thread is slowly taking on troll characteristics...

The pure grant option should be possible independently of the loan. But regarding the rest, I am at a loss.

I have now also understood that the subsidy option can be applied for without a bank. But nevertheless, the exact plans would definitely have to be finalized.



I am also not sure whether a joker is at work here or someone who really urgently needs help because they absolutely have no idea.

With direct banks, it is just as uncomplicated. We had no appointments with the bank. Our financial advisor submitted the required documents there. After internal review within a week, the loan was approved. For the disbursements, I simply upload the disbursement requests and invoices, and that's it. And the great thing is, you can change the repayment rate twice free of charge, in times when money is tight or in case of illness, etc.

But we already have well over 100 invoices; I wouldn't have wanted to upload each one. Changing the repayment rate is great. If you have a standard loan, a direct bank is definitely just as good. However, with my brother-in-law, for example, both the probation period and parental leave were not a problem at the regional bank, because they have known them for over 30 years and the parents even twice as long. That is certainly more complicated with direct banks.
