We will definitely put the tip about the heating circuit distributor into practice. Especially since we have the same problem in our current apartment. The distributor is located in the storage room. The storage room is immediately on the right when you enter the apartment. Thus, the storage room is always very warm and the other rooms, especially the kitchen, quite cool.

Regarding your questions, I have already tried to answer some by message.
I am basing this on your initial floor plan. There is a wide front door in the middle, door with side panel. On each side is a guest room and a bathroom with shower.
The guest room is now entered through a diagonally positioned door from the living room, so the room corner is cut off.
Access to the attic is via a hatch in the bedroom wing.
To make the attic really comfortably accessible, especially since it may even be developed, we need a staircase going up. It must arrive centrally at the top and therefore starts near the entrance.
Solution: Swap the door and side panel at the front door. Then let a quarter-turn staircase, like Scanhaus Marlow uses, go up at the side panel. It now leans against the guest room wall. That wall therefore has to be longer. So give up the diagonal cut off door to the guest room, extend the wall so that a real corner is created, consider where you now want to put the door. It should be possible under the staircase from the hallway. Understood?
