Bungalow floor plan - What should be considered?

The porch is a bit deceptive, when viewed from the side you can clearly see the roof size....... We just like a roof pitch of about 20/22°, I just wonder if it would be possible to convert an extra room there... with 25° that works easily.. I recently viewed one where there was almost 50m2 of space upstairs.. the house was 16x16m...... About 25m2 upstairs would be enough for me.. the only question is what the interior height would be there....

Here, like , I am of the opinion that one should only consider conversion or other regular inspection of a hipped roof at about 35° pitch.
