The floor area ratio was not specified in the old development plan. The development plan is no longer valid and the entire area has a very high building density like this property.
The architect says he is sure that the green garages and parking spaces will be accepted.
Does he say that?! Or does he know it?
As far as I know, parked parking spaces are not official parking spaces.
And no matter how you look at it: if all parking spaces are occupied and I want to leave together with another resident on the house side, it's an adrenaline game who scrapes what where... I suspect side entrances so that others in the entrance area are not hit?
As a drawing, I would have wished for something better now, e.g. from where you approach, where the terrace and entrance are planned, what the orientation and dimensions are...
I tend to agree more with and suspect that the architect slept on the landscaping?!
If you check the requirements at the beginning of the construction planning, you would have incorporated that into the planning. Now there are two rectangles, symbolizing the semi-detached house, which apparently have already been fully planned, and you play Tetris, with insufficient success.
Perhaps the solution lies in integrating a parking space into the house structure?! Maybe the solution also lies in building a basement.
I am not familiar with the handling of a duplex garage, but for most people in life, it is part of it to get quickly, easily, and barrier-free from their house to their workplace or wherever. And I do not see that in this duplex garage, nor in the parked parking spaces.
I therefore suggest a garage basement before you have to buy your way out for 30,000€ and/or the property only consists of possible parking areas that are not parking spaces. If necessary, the house will be half a meter shorter or whatever, the architect can plan that.
