Is the new building not being surveyed for you? Then the authority would have all the information it needs.

Yes, the building was surveyed. That's precisely why no acceptance is taking place.
But only the building was surveyed, not possibly parking spaces, etc. Actually, the surveying should have taken place much earlier, probably already during the shell construction, it was just overlooked in our case.

Only the finished house was occupied by us. Neither the terrace nor the parking spaces or access path.

There was also no direct acceptance with inspection to check whether the regulations were complied with. However, a few years later, a gentleman went through the construction area and sometimes behaved quite conspicuously, as he always slowed down at the driveways and lowered his gaze. A neighbor noticed this and spoke to him. The result was that the man was "the new guy" from the office and was checking, among other things, the driveway widths (in our case max 5m). He wanted to get an overview of where more precise inspections would be necessary. Therefore, the inspection to ensure compliance with regulations does not always have to take place immediately after completion.

During our conversation at the building authority, the question was whether the house fits the surroundings in the usual local manner.
The lady opened something like Maps, quickly looked from the air at 20-30 properties to the right and left, had a centimeter-accurate measuring function, and with that found examples that made our house possible. She could also measure areas, check the floor area ratio, etc.
I think more is checked there than we think.

As far as I know, parked parking spaces are not official parking spaces.
And no matter how you look at it: if all parking spaces are occupied and I want to leave together with another resident on the house side, it's an adrenaline game who scrapes what where... I suspect side entrances so that others in the entrance area are not hit?

As a drawing, I would have wished for something better now, e.g. from where you approach, where the terrace and entrance are planned, what the orientation and dimensions are...
I tend to agree more with and suspect that the architect slept on the landscaping?!
If you check the requirements at the beginning of the construction planning, you would have incorporated that into the planning. Now there are two rectangles, symbolizing the semi-detached house, which apparently have already been fully planned, and you play Tetris, with insufficient success.
Perhaps the solution lies in integrating a parking space into the house structure?! Maybe the solution also lies in building a basement.
I am not familiar with the handling of a duplex garage, but for most people in life, it is part of it to get quickly, easily, and barrier-free from their house to their workplace or wherever. And I do not see that in this duplex garage, nor in the parked parking spaces.

I therefore suggest a garage basement before you have to buy your way out for 30,000€ and/or the property only consists of possible parking areas that are not parking spaces. If necessary, the house will be half a meter shorter or whatever, the architect can plan that.
